CERTIFIED HOME INSPECTOR?

WARNING

Consumers should not be confused by home inspector "certifications" offered by, or sold by home inspection trade societies or companies, obtained via home study courses, or provided by home inspection companies that certify their own home inspectors.  You may see designations such as CMI "Certified Master Inspector" CRI "Certified Residential Inspector" CHI "Certified Home Inspector" These are all trade association designations DO NOT BE FOOLED       

 

EXPERIENCE

There has been a dramatic increase in the number of home inspectors since the start of the housing boom and due to the recent down turn in construction and current market conditions many of them are now going out of business. Will the inspector you choose still be in business a year from now? The recent down turn in construction has now caused a recent flood of new inspectors by tradesmen and laborers.  Did you know that most Home Inspectors have less than three (3) years of actual experience inspecting residential properties? And that 80% of new home inspectors go out of business within two (2) years. How much of their experience time was spent in actual residential home inspecting? Would you trust your inspection to a former roofer, property flipper or wall paper hanger who has taken a 5 day course and now claims to be certified. Or someone who has paid $289.00 to a home inspection trade association and passed their 120 question non-proctored online test and is now claiming to be certified or calling themselves master inspector. Make sure your inspector has real experience as a building inspector. Do your research when choosing an inspector, investigate there credentials and their trade associations. Remember this referrals for inspectors from parties with a financial interest may not be in your best interest. When choosing an inspector ask your friends, neighbors and co-workers. You should choose an inspector That has at least 10 years of full time inspecting experience, performed at least 3000 property inspections holds a state license and has one or more building code certifications from the International Code Council .

A professional inspection will help make the entire home buying process easier and less stressful. We work in the best interest of you the client and no one else. We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out problems and explain them to you.  Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain them. We walk all roofs where deemed safe by the inspector and access all crawl space areas over 18 inches high.

You'll get a comprehensive report that is easy to understand. Everything identified during the inspection will be included in the report along with photographs documenting any defects or potential problem areas discovered during the inspection. Armed with the information our report will provide, you can make your decision with confidence.
