Pre-Purchase Residential Inspection

Our residential building inspection service is a visual inspection of the structural elements and systems which are readily accessible.  Inspections are performed in accordance with the American Society Of Home Inspectors Standards of Practice. A residential building inspection takes an average of two to three hours on site (less than 2,000 sq.ft.) and an additional two hours of office time compiling a comprehensive report. We strongly encourage you to accompany the inspector so that you may ask questions and gain a better understanding of the systems in the home.

The report is not a checklist with generic phrases, but a comprehensive narrative report specific to the conditions of an individual property. Within (24) hours usually less than (8) following the inspection, you will receive a comprehensive report. The report is approximately 20+/- pages depending upon the size and condition of the dwelling.  Photograph documentation is included within the body of the report.  The report is detailed to the specific property being inspected and its unique conditions                                                                                                                                            

 Commercial Property Condition Assessment       

We use the American Society for Testing and Material ASTM E-2018-01 standards as our guideline for commercial property condition assessments unless deviations are previously discussed and mutually agreeable. . This standard establishes a baseline for commercial inspections so that you know what to expect from your inspector and the report you will receive. If you would like a copy of the standard or a sample report, please give us a call and remember we have the flexibility to custom tailor your assessment for your project and situation.

One of the stated goals of the assessment per the ASTM Standards is to identify and communicate physical deficiencies including defects and deferred maintenance including the cost to remedy items over $3,000 or $10,000 in aggregate.

The process involves document reviews, personnel and vendor interviews, followed by a "Walk-Through" survey conducted by a qualified field observer. The results of the "Walk-Through" survey are then reviewed by a qualified PCR reviewer who combines it with the document reviews, interviews and established cost estimates, to generate a complete and comprehensive Property Condition Report.


The end result will be a complete comprehensive inspection outlining physical deficiencies, budget figures to remedy them and a detailed narrative report with representative photos. Your report will be computer generated and can be converted to PDF format for e-mailing.


We are able to apply a standard pricing formula for most typical buildings that we inspect making it quick and easy for us to provide you with a firm quote over the phone for most properties. Properties that do not follow this format can be quoted the same day if we receive a copy of the listing sheet or other additional information indicating the type of usage, size of  the building, size and ampacity of the electric service, number of HVAC units, size of lot, etc.


Customized Assessments

We can inspect everything from top to bottom, inside and out or customize your report to the basic common areas of the building along with a select few tenant spaces and/or other areas of concern. Example: For an apartment building, you may want to have only a representative number of apartment units inspected along with the main structure, plumbing, electrical, roof and HVAC unit for an apartment building where you are not in need of having every unit inspected.

Services exceeding ASTM Standards available at extra charge. Examples would be dismantling and testing of HVAC units, furnaces, electric service panels, elevator equipment rooms, etc.
