New construction Inspection

ICC's Certification Program is the oldest, largest and most prestigious professional program certification in the U.S. for construction code administration and enforcement. It provides a nationally recognized credential that attests to comprehensive knowledge of construction codes and standards used by professional code enforcement personnel.

Building a new home is a tremendously complex endeavor. It involves many people, usually split up into subcontractor groups, each working on different parts and systems of the house. Even for the best builders, it is nearly impossible to complete this process without missing something. We will find such problems while it is still early enough for you to bring them to the builders attention and have them corrected before you sign-off and start moving in.  Will your inspector know such things as: What is the minimum bearing surface or the allowable spans for a girder fabricated of dimension lumber?  Will he know the minimum overlap and nailing criteria for ceiling joists?  Or, the minimum size branch circuit for an electric range with a rating of 8.75kVA or more?         

    THE NEW CODE

   Effective Date- In all ohio jurisdictions were building enforcement occurs for detached one-, two and three family dwellings, this code applies on and after may 27th 2006.

   Name/Title- "Residential one-,Two-and Three family Dwellings" also known as:

  •       Residential code
  •       Residential code of Ohio

Phase inspections:

    Requires separate site inspections for the different phases of construction.  Foundation, pre-drywall (framing), rough-in electrical, plumbing, mechanical, and final inspection are involved in this process.  (Please note:  this is not considered to be a compliance inspection for any local jurisdiction or authority.)

General Home Inspection:

    Is an inspection of the visible and readily accessible areas and components of the dwelling.  (Construction standards and quality of workmanship) 

Pre-One Year New Construction Warranty:       

    Is a General Home Inspection of the visible and readily accessible areas and components of the dwelling prior to the expiration of a one-year new construction warranty, usually performed during the 11th month after completion of construction.

For the relatively small cost, a professional inspection of your new dream home can pay big dividends in peace of mind and getting any problems identified and corrected before they can become an unpleasant surprise.

Remember, every house has something wrong with it!
